Terms
Last updated 11 September 2026. Short, and in plain language, because terms nobody reads protect nobody.
Ekaruka is a real estate agency in Lebanon. This site lets you search property, send us a request, publish a property of your own, and work with us as a broker.
Many listings shown here are gathered from public property portals. We check what we can and we merge duplicate adverts, but we do not guarantee that a price, a size or a description is accurate, because we did not write them. Where the same property is advertised at two different prices we show the lower one and say so. Treat everything you see as a starting point for a conversation, not as an offer.
Availability changes faster than any index. A property shown here may already be gone.
Sending a request costs nothing and commits you to nothing. It is a request for us and for brokers registered with us to find you something, not an agreement to buy.
We are paid a commission when a transaction actually completes. The amount is agreed with you in writing before anyone starts work. We do not charge to list a property and we do not charge for a search that does not lead anywhere.
Keep your password to yourself; anything done from your account is treated as done by you. Give us details that are true. We may suspend an account that is used to mislead people, to publish property that is not being offered, or to harass anybody.
By publishing, you confirm you have the right to offer that property and that the details and photographs are yours to use and are honest. Every listing is reviewed by us before it appears publicly, and we can decline or remove one without giving a reason.
A broker account is approved by us before client requests reach it. Requests you take on come with the client's name and number so you can call them; those details are for that request and nothing else. Clients rate brokers and can block one, in which case you will not see that client's future requests. Passing client details to anybody else, or contacting a client who has blocked you, ends the arrangement.
We introduce people to property and help with the process. We are not a party to the sale or the lease, and we do not accept responsibility for decisions you make about a property or for the conduct of the other side of a transaction. Have your own lawyer check a title before you buy; we will tell you the same thing on the phone.
These terms are governed by Lebanese law.
